Lujatalo Oy and Sweco construct Finland’s first BREEAM-certified Residential building for Real Estate portfolio managed by Premico
Espoon Zeniitti is the first Finnish residential building to obtain a BREEAM New Construction ‘Very Good’ certificate at the design stage. The certificate recognizes the building’s sustainable design features, including installation of onsite- solar PV, high-efficiency water fixtures and use of low-emitting M1-rated indoor materials. The building also has an energy performance certificate (EPC) rating of ‘A’.
The rental residential project has 57 units in Finnoo Espoo and will be move-in ready for tenants by September 2022. Premico Consulting Oy oversees the development project on behalf of a fund advised by Morgan Stanley Real Estate Investing (MSREI), the global private Real Estate investment management arm of Morgan Stanley. “We believe that the BREEAM certification scheme provides a credible foundation for sustainable construction and property management”, says Markku Kainulainen, Project Director at Premico.
BREEAM, one of the world’s leading sustainability assessment methods is developed by BRE Group, is one of the most widely used building sustainability certification schemes across Europe. To obtain a BREEAM certification, a building is assessed on a range of criteria, including energy efficiency, water usage and selection of construction materials. “We’re thrilled that Espoon Zeniitti can support Lujatalo’s Environmental, Social and Governance (ESG) goals including eco-friendly construction and sustainable Real Estate offerings”, says Tero Saanisto, Business Area Director at Lujatalo Oy.
Espoon Zeniitti’s BREEAM certification process was led by Sweco. The asset plans to pursue the second stage of the BREEAM certification upon completion of development. “It is encouraging to see that sustainability assessments are becoming more common for the construction of residential buildings and that tenants are interested in improving the environmental performance of their homes”, said Riina Ahola, Group Manager at Sweco Finland.
