Alberga Business Park

The client develops and sells commercial properties in a limited growth market in the Nordic countries. Operations focus on sustainable office and retail space projects in growth centers. The very fast-growing Leppävaara city center in Espoo, with optimal connections at the intersection of the seafront and Kehätie 1, offered the best possible location for a large and ultra-modern business premises. Sweco’s architects were selected for the design position on the basis of previous, long-term cooperation and a confidential partnership, as well as competitiveness. The city plan of the construction site was renewed in co-operation, after which the phased implementation planning was continued.

The immediate vicinity of a busy Kehä 1 placed stricter than usual requirements for traffic noise management. The building was to be made a noise barrier between the ring road and the residential area in the center of Leppävaara. In addition, the special technical challenges of the design were the difficult founding conditions and the existing and critical municipal technical systems.

The site forms a central part of the Leppävaara city skyline towards the Kehä 1. Architecturally, the phased construction can be seen there as a massive structuring, but the whole is still cohesive. A reasonably cost-effective yet impressive exterior glass structure was developed for the long, anti-noise, long façade.

Phase I, located north of the bus junction, serves as the regional dominant in the cityscape. Its western end formed an architectural and cityscape element visible along the main light traffic route. The emergency exit stairway in the outdoor area forms a memorable articulation point along the walking route.

Flexible office space benefits from sensible zoning design, tight massaging and short transition routes.

The project plans and their coordination have been implemented through data modeling. The data model has also been utilized in quantity calculation and energy simulations. The buildings have been granted Breeam environmental certificate at Very Good level. The first phase of construction received NCC’s Best Office Building Award 2008-2011.
