Project planning for a pipeline renovation (line renovation)
The purpose of project planning is to prepare shareholders for the project, create an overall view of the property’s repair needs, and identify technical implementation options and their associated costs. The target level defined by the housing company’s board serves as the basis for project planning. Decisions made during this phase determine the majority of the future renovation project’s costs, so it can justifiably be regarded as the most important stage of the project.
Project planning and its execution form a broad entity, where the proposed repair measures are based especially on the following:
- The housing company’s objectives, intentions, and capabilities (such as financing)
- The current condition of technical systems and accumulated maintenance backlog
- Initial data and additional studies conducted during project planning
- Shareholders’ preferences (shareholder survey)
- Expert inspection of the property (essential in renovation works)
In addition to the technical aspects, preparing the project plan report emphasizes cooperation with the board and shareholders. This cooperation typically includes three planning meetings, an information session, and general project communications. Shareholders can be better engaged—even in challenging situations—by arranging additional information sessions and workshops.
Implementation design for a pipeline renovation
During implementation design, the documents required for contractor tendering, building permits, and execution are prepared.
In this phase, plans are drawn up in line with the main guidelines defined during project planning. However, there are still many decisions to be made and details to be specified. It is essential that the design team can present and justify their proposals to the board, which makes the final decisions.
The quality of design is measured by the collaboration between different design disciplines. Whether the project scope is a basic pipe renovation or more extensive, most projects require not only HVAC design but also at least structural, architectural, and electrical design expertise.
Engaging shareholders and residents is effectively achieved through clear communication and illustrative presentation events, for which we have received particularly positive feedback. We communicate clearly about alteration options available to shareholders, including their requirements, and always appoint a dedicated contact person responsible for these changes.
Additional services during planning phases of a pipeline renovation
Depending on the project’s initial condition and repair history, additional studies and investigations may often be required during both the project and implementation design phases.
During the project planning phase, it is recommended to have up-to-date results from shareholder surveys as well as information on the condition of ventilation, piping systems, and wet areas. It is also advisable to assess whether combining an energy renovation with the pipeline renovation would be beneficial.
During the implementation design phase, it is important to have floor plans that accurately reflect the current state of the property (digitization and updating of plans based on surveys), as well as a hazardous materials survey.
